    PRE-SITE

    Stage One

    MEGA HOMES RESPONSIBILITIES

    • Advises client of 5 critical appointments during the MEGA HOMES journey:
      • Initial client consultation meeting with sales
      • Finalising plans and sales documentation with sales
      • Colour and product selections
      • Contract appointment
      • Site start meeting
    • MEGA Homes locks in the base home price, current promotion and site start month based on the anticipated land title date, upon receipt of your initial deposit
    • Sales consultant finalises your plans showing your individual requirements
    • Mega Homes completes all sales documentation ready to submit to the office

    CLIENT RESPONSIBILITIES

    • Provide a copy of your signed land contract, including the plan of subdivision and design guidelines
    • Provide a list of your individual requirements
    • Confirm your preferred siting of the house on your land
    • If your land is not titled, advise Mega Homes of the approximate land title date
    • Provide details of proposed lending institution and pre-approval letter
    Stage Two

    MEGA HOMES RESPONSIBILITIES

    • Mega Homes will analyse your Colour and Product Selections appointment

    CLIENT RESPONSIBILITIES

    • Review the HIA Contract prior to the next appointment
    Stage Three

    MEGA HOMES RESPONSIBILITIES

    • The HIA contract and associated documentation is presented to you for signing

    CLIENT RESPONSIBILITIES

    • Client to sign the HIA contract and pay the balance of 5% deposit
    Stage Four

    MEGA HOMES RESPONSIBILITIES

    • Developer approval is sought
    • Plans and associated documentation is lodged to obtain a building permit
    • Final construction plans are completed and forwarded to you to be signed and returned
    • Material orders placed with suppliers

    CLIENT RESPONSIBILITIES

    • Finance documents provided to MEGA Homes showing the capacity to pay
    • Land: Provide proof of ownership, if not already provided
    • Sign all final documents
    Stage Five

    MEGA HOMES RESPONSIBILITIES

    • File is ready for site
    • A site start meet and greet will be arranged at the Mega Homes office by your Customer Relationship Officer to formalise and review all documentation as well as meeting your Site Manager

    CLIENT RESPONSIBILITIES

    • Attend site start meeting to gain an understanding of the construction process
    • Clear site of all rubbish, grass to be slashed, trees including roots and shrubs removed as required

    ON-SITE

    Base

    MEGA HOMES RESPONSIBILITIES

    • The stage when a home’s slab is completed
    • Base stage claim invoice will be raised and sent to you for payment

    CLIENT RESPONSIBILITIES

    • Progress payment to be authorised and paid by you, or forwarded to your lending institution for payment
    Frame

    MEGA HOMES RESPONSIBILITIES

    • The stage when a home’s frame is completed
    • Frame stage claim invoice will be raised and sent to you for payment

    CLIENT RESPONSIBILITIES

    • Progress payment to be authorised and forwarded to your lending institution
    Lock Up

    MEGA HOMES RESPONSIBILITIES

    • The stage when a home’s external wall cladding and roof covering is fixed, including external doors and external windows
      (even if those doors and windows are only temporary)
    • Lock up stage claim invoice will be raised and sent to you for payment

    CLIENT RESPONSIBILITIES

    • Progress payment to be authorised and forwarded to your lending institution
    Fix

    MEGA HOMES RESPONSIBILITIES

    • The stage when all architraves, skirting, doors and cabinets (excluding stone benchtops) of a home are fitted and fixed in position
    • Fix stage claim invoice will be raised and sent to you for payment

    CLIENT RESPONSIBILITIES

    • Progress payment to be authorised and forwarded to your lending institution
    Completion

    MEGA HOMES RESPONSIBILITIES

    • All Building Works excluding appliances are completed in accordance with the Contract Documents
    • Final inspection of your new home is to be undertaken
    • Final invoice to be raised and sent to you for payment
    • Final settlement of all monies to be arranged at Head Office (EFT or Bank Cheque)
    • Appliances to be installed upon settlement

    CLIENT RESPONSIBILITIES

    • Owner to inspect home with Mega Homes representative, and sign off the Certificate of Final Inspection
    • Progress payment to be authorised and forwarded to your lending institution
    • You need to contact your lending institution and understand their requirements for the final settlement
    • Settlement completed at Head Office (EFT or Bank Cheque only accepted)

    Completion

    After Completion Care

    MEGA HOMES RESPONSIBILITIES

    • The Builder contacts you to arrange a 3 month post completion service call
    • Post completion inspection is carried out 3 months from settlement

    CLIENT RESPONSIBILITIES

    • Owner to provide a list of post completion inspection service items to be inspected
    • Owner will meet with a Mega Homes representative to inspect their new home
    • Owner must provide access to all trades as appropriate
    • Owner to sign off all service items upon completion
